Please note that if you hold non-traded REITs or Privately Offered Securities (DPPs) that are included in your Albridge statement, the valuations provided by Albridge are NOT the value at which you can liquidate your holdings.

An area of current focus in the investment industry is Valuation of Securities.  Securities such as stocks, bonds and mutual funds are typically traded on a national exchange and are generally considered to be liquid, because they can be bought and sold daily.  Securities such as non-traded Real Estate Investment Trusts (REITs) and privately offered securities (DPPs) are not traded on a national exchange are generally consider illiquid.  Due to their illiquidity, it can be difficult to obtain current pricing information on these securities.

Given the nature of illiquid investments, regulators are currently focused on consolidated statements that are provided to clients and the accuracy of the valuations shown on these statements.

In order for us to comply with current regulation, please note the following important information with regard to values shown on your Albridge statement.

If the the original purchase price is shown as your current value (during the 18 months following the conclusion of an offering) the following disclosure applies:

Non-traded REITs and privately offered securities (DPPs) have no known secondary market and are generally considered illiquid.  In accordance with NASD Rule2340(c)(2) the estimated values shown are based on the value at which shares are being offered to the public.

After the18 months following the conclusion of an offering, the following disclosure will apply:

Non-traded REITs and privately offered securities (DPPs) have no known secondary market and are generally considered illiquid.  In accordance with NASD Rule2340(c)(2) these securities are not included in the total portfolio value.

If the sponsor has provided the custodian with a valuation based on an appraisal or audit, the following disclosure applies:

Non-traded REITs and privately offered securities (DPPs) have no known secondary market and are generally considered illiquid.  In accordance with NASD Rule2340(c)(2) the values provided above are based on an appraisal of the program’s assets and operations provided by the program sponsor.  This information has not been verified by Pacific West.

We recognize that this is a complex topic and we welcome you to call us if you have any questions about your current Albridge statement and the information provided.
